Rain, go away! We have had a lot of rain over the last week. At some point, there is enough precipitation that it ends up in places we do not want it to. This can cause a lot of headaches if that water ends up on your basement.
On many basic homeowner’s policies, coverage for water if often excluded. Flood, surface water, waves, tidal water or overflow of a body of water are not covered. The exclusion often includes any of these items when driven by the wind. Water or sewage, that enters from outside that enters through sewers or drains are also excluded. Water that overflows from within a sump pump, well or other system designed to remove subsurface water or water drained from around the foundation is also not covered on a standard policy. Water from below the surface that seeps upward into a basement is not covered, either.
Well, what is a homeowner to do? We have a couple of recommendations. First, if you are in an area that is prone to flooding, or are adjacent to a body of water (river, lake or stream or pond) you should seriously consider a flood policy. Second, if you have a basement, it is a really good idea to add a water backup endorsement to your policy. The water backup endorsement removes the exclusion for water from outside the plumbing system that enters through sewers or drains and water that enters and overflows from a sump pump, pump well are any other system designed to remove subsurface water which is drained from the foundation area. The endorsement is available in several limit amounts.
Is it important to keep in mind that if you have a basement with a sump pump, you may want to increase your coverage limit. In Michigan, we tend to place furnaces, water heaters, water softeners and other expensive mechanical equipment for the house in the basement. If it is damaged by a sump pump overflow, it may need to be replaced. Add these items up and you could be looking at thousands of dollars for the claim. Also, increased limits are really important if you have finished any portion of the basement, as the cost to repair the damage will be much higher than if your basement was not finished.
